Monthly Rent & Pricing

  • Standard Rooms: Starting at $900/month (all utilities included).
  • Premium Rooms: Available with larger layouts and/or private bathrooms.
  • Final Pricing: Depends on room size, privacy level, and current availability.

Deposit Requirements

A security deposit is required prior to move-in (amount varies by room type).

Refund Policy: The deposit is fully refundable upon move-out, provided the following conditions are met:
  • A proper 30-day written notice is given.
  • The room is left in clean, good condition.
  • There are no property damages or outstanding financial balances.

Income Requirements

Minimum Income: A minimum of $2,200 in verifiable monthly income is required.
Stability: Income must be stable, documentable, and from a verified source.

Accepted Income Sources:
  • Standard employment income (W-2 or 1099)
  • VA Disability Compensation
  • Social Security / SSI
  • VA housing or benefit programs
  • Education-based housing stipends (e.g., GI Bill with proof of deposit or an official award letter)

Program-Based Exceptions

We understand that every veteran's situation is unique.

Case-managed residents and participants in approved assistance programs may be considered for income exceptions.

All exceptions are reviewed on an individual basis, focusing on documentation and overall financial stability. Approval is not guaranteed and depends on program capacity and overall fit.

Application Requirements

To apply, applicants must provide the following:

  • Government-issued photo ID
  • Proof of income or an official benefit award letter
  • A completed rental application
  • Signed background screening consent
  • Emergency contact information
  • Previous rental history (if available)

Move-Out Policy

A 30-day written notice is strictly required for all residents planning to move out.

This policy ensures proper room turnover and helps us maintain continuous housing availability for other veterans in need.

House Rules: Smoking Policy

Strictly No Smoking Inside: Smoking is absolutely prohibited inside the property.

Designated Areas: Smoking is permitted only in designated outdoor spaces.

Scope: This policy applies to tobacco, vaping, e-cigarettes, and all other smoke-related products.

Community & Housing Standards

To maintain a safe, supportive, and respectful living environment, all residents must agree to the following code of conduct:

  • Zero Tolerance for violence, threats, or disruptive behavior.
  • No illegal drug activity of any kind.
  • Continuous respect for shared spaces and housemates.
  • Adherence to established quiet hours and cleanliness expectations.
  • No unauthorized overnight guests.
  • Maintenance of safe, clean, and sanitary living conditions at all times.

Room & Living Structure

Shared Rooms: Co-living spaces shared by 2 to 3 residents, depending on room size.

Premium Rooms: Available for residents seeking larger spaces and/or private bathrooms.

Occupancy Management: Room capacity is carefully managed to maximize comfort, safety, and stability for everyone in the home.

Lease Terms

Flexibility: Month-to-month or short-term agreements are available (subject to approval).

Agreements: All residents are required to sign a formal House Rules Agreement alongside their lease.

Termination: A 30-day written notice is required prior to moving out.

The Approval Process

  1. Application Submission: Submit your completed application forms and required documentation.
  2. Verification: Management verifies income, benefits, and supporting documents.
  3. Screening Review: Background screening process is conducted.
  4. Interview: A brief phone or in-person interview to ensure community fit.
  5. Room Assignment: Final selection and assignment of your living space.
  6. Move-In Orientation: Review of the property, house rules, and key hand-off.
